For most homeowners, a new roof installation is a significant financial cost, so proper maintenance is essential to get the most out of it. Roof repairs can also be costly and inconvenient. Here are some roof maintenance tips you can follow to extend the life of your roof and reduce the possibility of untimely issues.

Tips to Make a Roof Last Longer

Here are seven simple roof maintenance tips to increase the longevity of your roof.

    1. Check for Leaks Often

An easy way to determine if a roof has leaks is to check the home’s interior for signs of water damage. You’ll want to search for damp spots on the walls and ceiling or signs of mold growth.

If you see these signs, that means your roof is letting water penetrate your home. If left unchecked, it can lead to further problems, such as rotten wood rafters, insulation damage, and malfunctions in the electrical wiring.

    1. Trim the Nearby Trees

During storms and other severe weather conditions, trees can significantly threaten people and property. Branches alone can cause significant harm by removing your shingles during a high-wind storm.

You can reduce the risk posed by nearby trees by pruning their limbs.

    1. Don’t Let Debris Linger on Your Roof

Speaking of storms, if your area has been through rough weather recently, check your roof for any foreign objects lying about. Not only does this lessen the load on your roof, but you also reduce the risk of algae, moss, and mold growing on it. Debris can trap moisture on your roof, which enables these organisms to thrive.

    1. Remove Snow Buildup During Winter

Snow can get extremely heavy if you let it pile up too much. This extra weight can be stressful on your roofing system and could eventually compromise its structural integrity, especially if your roof is already old and worn out.

To reduce the stress placed on your roof, periodically clear off the snow, so it doesn’t get too thick and heavy.

    1. Keep the Gutters Clear

Gutters play a critical role in directing water away from your roof and the foundation of a house to prevent flooding. However, water may collect on your roof if the gutters become blocked with debris, such as leaves and twigs. When your roof cannot dry out completely, it can become a breeding ground for mildew, algae, and moss.

If there has been a lot of rainfall recently, ensure the drains are in good working order so that water can flow unimpeded.

    1. Apply Roof Coating or Sealant

Roofing systems will eventually wear out from constant exposure to the elements. However, consider applying roof coating and sealants to protect your roofing further.

Roof coating is a membrane that covers your roof, shielding it from damage caused by UV rays, hail, and other weather conditions. Meanwhile, roof sealants can help seal cracks and gaps in your roofing where water can seep in, such as the flashing on your chimneys and exhaust vents.

Consult a professional roofer first before you decide to apply coating or sealants. They can advise you on what works best for your type of roof.

    1. Avoid Walking on Your Roof

Try not to step on your roof unless absolutely necessary, such as when inspecting for debris after a storm. Stepping on tiles can damage them, and sections of your roof may become unstable as a result of your extra weight. The strain might even cause it to collapse.

Instead of walking on your roof, stay on a ladder as much as possible. You can also invest in extendable tools if you want to do chores like cleaning the gutter without having to climb up.

Make These 7 Tips a Habit So Your Roof Lasts Longer

Ensuring a roof’s longevity means conducting regular inspections to look for damage and doing maintenance work before problems start.

You should know that while doing these roof maintenance tips the DIY way could save money, homeowners would be wise to hire a professional roofing service for their roof repair needs. They already have the equipment and training to fully assess a roof’s condition and safely handle its issues.
